If I ask, will you REFUND my money for any reason?
We do NOT issue REFUNDS, so be careful when completing your credit card transaction. Be sure you want to do the transaction. In some cases we will issue a CREDIT for a future listing, depending on the reason for the request. However, we do guarantee that our customers will be 100% satisfied with our service. If any customer is not completely satisfied we will gladly issue a FULL REFUND for their most recent listing. After issuing the refund, we will permanently delete the customer's account and the customer will no longer be allowed to use the website's services in the future.

How do I place a property listing?
In order to place a listing, click on the "List a Rental" button. You will be asked to register as a new user or login as an existing user. If you are a new user, you will need to submit your contact information and choose a User Name and Password. If you are an existing user, simply enter your User Name and Password.

Once you are identified as an existing user, you will be lead through 5 easy steps allowing you to fill out specific property details. At step 5, you have a choice to add the property to your shopping cart or save the property for later use. All of the properties will be saved in your shopping cart until you are ready to pay for your listings via a major credit card. If you have more than one property to list, saving it for later will enable you to purchase multiple listings.

What if I forget or misplace my password?
If you accidentally misplace or forget your password, click on the "Forgot your Password?" link when you are prompted to login. You will then be asked to enter your User Name. Instructions for changing your password will be emailed to the email address associated with your account.

How long does it take for my new property listing or profile changes to appear on the site?
Our Web service operates in real-time. That means that as soon as you are done adding or editing information, the new material shows up on the site.

How do interested renters get in touch with me?
Renters will contact Landlords directly regarding a property. Landlords can choose to be contacted via phone, email or both. If the Landlord chooses to be contacted by email, the Renter can fill out a form on the Property Details page and an email will be sent to the Landlord via Northern Colorado Rentals. The Landlord will then follow up with interested renters. Step 3 in "List a Rental" prompts the Landlord to fill out their contact information.

Can we place photos with a listing? If so, how can I do that and how many can I post?
Landlords can attach several photos to their property listing. Step 4 in "List a Rental" prompts the Landlord to upload their photos. You can also email your photos to info1@NorthernColoradoRentals.com and we will upload the photos for you. Please be sure to include your contact information with the photos, and what listing the photo needs to accompany. We will place the photos with your listing within 1-2 business days.

What does it cost to list properties on NorthernColoradoRentals.com, and how am I billed?
The cost of the comprehensive, easy-to-update service on NorthernColoradoRentals.com is:

  • Weekly Listing - 7 days - $9.95
  • Monthly Listing - 30 days - $24.95

All property listings for NorthernColoradoRentals.com are billed to your major credit card. We accept Visa, MasterCard, and Discover. Charges are applied to a major credit card based on the number of listings and the duration of the listing.

Is my credit card secure when I pay for your service?
Yes! NorthernColoradoRentals.com uses a service called Payflow Link supported by PayPal's Verisign SSL technology. SSL (Secure Sockets Layer) is a protocol developed by Netscape for transmitting private documents via the Internet. SSL works by using a private key to encrypt data that is transferred over a secure connection. It transmits all payment information through a secure server site, and encrypts it in order to protect personal information (including your credit card) during each and every transaction you make with NorthernColoradoRentals.com.

What happens if I cancel a property listing?
A listing can be stopped at any time but there will be no refunds given for any time remaining on your listing period. NorthernColoradoRentals.com cannot predict the speed with which a property is rented, and is not responsible for the remaining balance of a listing cost. You can cancel a property listing by selecting "Landlord Tools" and clicking on "Unlist". The property information is still saved for later use.

How do I update or change my listings?
Once you are logged in to "Landlord Tools", click "Edit" on the property you wish to update. You will have the option to update any of the 5 steps. The changes will then appear in real-time.

What happens if I list a property in the middle of a week or month?
Weekly listings run for 7 consecutive days, and monthly listings run for 30 consecutive days. You can place a listing at any point in a week or month, and it will run for the prescribed amount of time. NorthernColoradoRentals.com will send you a renewal notice a few days before your listing is to expire, and on the day it expires, and one week after it expires.

Can potential renters view the listings in my "Landlord Tools"?
Renters can only view ads you specifically choose to be active. All other property information is stored so that when a currently rented property becomes available, it saves you the time of having to re-enter the property information. When your property is available again, you can access it in your "Landlord Tools", edit any information, and sign up for a new listing period.

Why is it a good idea to place my available property online?
Today's renter is pressed for time and very comfortable with using the Internet for research. Landlords using classified ads are finding it hard to compete with Internet ads that feature full-color photos of properties and have more room for property details. Out-of-towners also turn to the Web to do relocation research and avoid tracking down a local paper. The most important reason, however, is that we do the marketing for you!  We also provide industry leading customer service.

NorthernColoradoRentals.com is dedicated to helping renters find available properties in the Northern Colorado area. To access properties for a specific area, click on a town/city of your choice on the home page, in the large white circle. You can also click on the "Find a Rental" button in the tool bar and fill out the search form.

What should I do if I receive an error message?
